Build with Prospect designed and managed the construction of a renovation and conversion for this 4 story, landmarked, circa 1880 Brooklyn Brownstone. The scope of work included creating a master suite, restructuring an existing bathroom, removing an existing kitchen, opening up hallway on the parlor floor to allow for a more open floor plan, refurbishing existing fireplaces and installing a hydronic warmed air heating and cooling system. Details like new plaster crown moldings, quarter round plaster moldings at the intersection of walls, and custom millwork ensure that the new work that improves the modern functionality of the space still retain the quality and character of rich craftsmanship in this landmarked Brownstone.


Environmental considerations include an efficient boiler and hydronic heating system, low VOC adhesives and Paints, blue jean insulation, low flow bathroom fixtures, as well as air sealing in all renovated areas to reduce heat loss and improve fire safety. An energy audit using blower door testing, CO monitoring, and pressure balance testing was conducted at substantial completion of construction.
